Service/Maintenance Supervisor

Gumenick Management Company LC seeks a Service/Maintenance Supervisor to lead the maintenance team at our residential communities. This role oversees daily service requests, preventive maintenance, unit turns, building systems, and vendor work to keep properties safe, attractive, and fully operational. Responsibilities include scheduling, hands-on repair work, quality inspections, inventory control, and ensuring prompt, courteous response to residents. The supervisor promotes a culture of integrity, teamwork, and accountability while upholding company standards, safety procedures, and regulatory compliance in a professional, customer-focused environment.

Responsibilities

• Supervise and schedule maintenance technicians and vendors for daily work
• Perform hands-on repairs in HVAC, plumbing, electrical, appliances, and general maintenance
• Manage preventive maintenance programs for building systems, equipment, and common areas
• Oversee unit turns to meet quality and timeline expectations for new residents
• Respond promptly and professionally to resident service requests and emergencies
• Ensure compliance with safety procedures, building codes, and company standards
• Maintain inventory, tools, and maintenance records using work order systems
• Inspect property regularly, identifying and resolving maintenance and safety issues
• Coordinate with property management on capital projects and budget needs
• Train and coach maintenance staff to uphold quality, safety, and customer service
